Beachview Condominium Rules and Regulations


The following rules and regulations are for the protection of you and your property.  Please observe them.  The Association has the right to implement fines against unit owners, tenants, rental agents, guests and/or other individuals, currently in an amount up to $100.00 per day, maximum of $1,000.00, for each violation. 
Remember, harmonious and gracious living is a delicate balance of consideration and tolerance for others.  If we are all guided by the “golden rule” the rules and regulations will not hamper our enjoyment of our community, but rather enhance it. 


A.  Registration.  It is the responsibility of all owners that their guests and renters register within 24 hours of arrival.  Anyone not so registered will be considered a trespasser and will not be allowed to use the facilities. 

B. Use.   
1.  Unit Owners shall not use or permit the use of their premises in any manner which would be disturbing or a nuisance to other Unit Owners or occupants, or in such a manner as to be injurious to the reputation of the property.
2. The use of Units shall be consistent with existing law and these restrictions, and shall not constitute a nuisance.
3. All storage of personal property shall be within a unit, except as otherwise noted.  No items may be stored in electric rooms or in stairwells.

C. Bicycles/Playing/Etc. 
1. No bicycle riding, sports playing or practicing of any kind, ball playing, frisbee, roller blades, skate boards, or scooters are allowed to be used on Condominium property.  These activities are permitted at Mackle Park.
2. All bicycles shall be stored in bicycle racks which are provided at the North and South recycling areas.
3. No bicycles are allowed on lanais unless the hurricane shutters on the lanai are closed. 

D.     Common Areas. 
1. Sidewalk entrances must be kept clear at all times.  No shoes,
chairs, plants or other items are permitted in entrance ways or on
2. Common elements shall not be obstructed, littered, defaced or misused in any manner.
3. The Recreation Room shall be used for social functions only.  This includes card playing and other small gatherings.  The area must be left in as good or better order than it was found in.  This means trash removed, tables, stove, refrigerator and floor cleaned.  No smoking is permitted in the room.  Please use the signup sheet in the clubhouse.
4.      Sun bathing is permitted on the pool deck only; no chairs or towels are permitted on the lawns. 

E.  Garbage Removal. 
1. All garbage and trash shall be deposited in the disposal installations provided for such purpose. 
2. All garbage and trash shall be placed in plastic tie bags and placed in assigned dumpsters.  
3. All cardboard boxes are to be broken down or cut up so they fit inside the recycle containers.
4. Disposal of large items, such as carpet and appliances, etc., are prohibited in the dumpster area. 
5. Recycling bins are for newspapers, plastic container #1 and #2, glass, aluminum and metal cans.  All food or beverage containers should be rinsed prior to recycling.

F.  Fire Alarm System 
Each unit is protected with an electric smoke alarm system.  Fire extinguishers are located at the end of each building’s 1st and 2nd floors.  In the event of a fire, call 911 first, then use the extinguisher. 

G. Parking/Vehicles 
1. All vehicles must be licensed and in running order. 
2.Backing into any parking areas in front of buildings is prohibited.
3.No parking is permitted in the driveway area in front of F building, except for loading and unloading.  It may be used to load or unload for a 15-minute maximum time period.
4. Vehicles parked where not permitted may be towed at the expense of the owner.
5. Car washing is permitted, providing done in accordance with any water restrictions in effect.  A nozzle hose must be used to prevent excessive use of water.
6. Mechanical repairs or maintenance of vehicles on Association property is not permitted.
7. No commercial logos are permitted on any vehicles.

1. All persons must shower before entering pool.
2. For use of owners, renters and guests.
3. Persons with open sores, cuts or communicable diseases may not enter pool.
4. Children under 12 must be accompanied by an adult.
5. No food or glass objects allowed on pool deck.
6. No running or diving or excessive noise.  No “Marco Polo” games in pool.
7. No incontinent individuals are permitted in the pool, including babies in diapers.
8. Do not throw money, rocks or hard objects in pool.
9. Swimming fins, snorkels, inflatables and toys are not permitted in the pool.  Noodles and inflatable life preservers are permitted.
10. Chairs and lounges are not to be reserved nor removed from pool deck.
11. Management is not responsible for towels or personal items left at pool area.
12. Radio headsets only are permitted in the pool area.
13. Lounge chairs are not to be dragged across pool deck, but should be lifted and moved.  Chairs must be returned to original location after use.
14. Umbrellas must be lowered after use.

1. No tennis playing before 9:00 a.m.
2. Tennis courts to be used at own risk
3. Please sign tennis court log sheet in clubhouse cabinet drawer.  The key for the gate is in the same place.
4. Use of courts is limited to Beach View residents and guest.  Outside guests must be accompanied by a resident at all times.
5. Court time may be made 24 hours in advance and limited to one reservation per day unless tennis court is not in use.  Please cancel if you are not using your signed-out time.
6. Tennis shoes only permitted on the court.
7. Please lock gate at conclusion of play and return key to cabinet drawer in clubhouse.
8. The tennis court is to be used for tennis only; no roller skating, skate boarding, roller blading or scooters are allowed thereon.
9.  Children under 12 must be accompanied by an adult.

     The foregoing are the rules and regulations set forth by the Board of Directors of Beach View Condominium.  They may be changed from time to time by the Board.  The following is a short list of some of the additional restrictions that are contained in the Condominium documents that must be adhered to; as part of the Condominium documents, they are not subject to change without a prior vote of the unit owners: 

• no unit may be leased for a period of less than thirty (30) days.
• units may be used for residential purposes only.
• only 2 cats, or 2 dogs, and/or small caged birds are permitted per unit; weight limit is 15 pounds at maturity.
• limit of 7 residents and guests in a unit during a 24-hour period
• no antennas or satellite dishes may be installed except as authorized by
• the Board of Directors, in otherwise permitted under law
• main water valves and water heaters must be shut off when a unit will be unoccupied for more than 48 continuous hours
• sound deadening materials are required on second floor units when floor
• covering other than carpet is installed; prior Board approval is required.
• no exterior structural changes are permitted, or alterations made in any
• unit without prior Board approval.
